Data centers and industrial sites reject enormous amounts of low-grade heat that nearby greenhouses, pools, and district heat systems could use instead of buying fuel — but almost nobody is playing matchmaker between the two sides, because the deals are technically fiddly and unproven at small-business scale in the US.
A genuinely early-stage, speculative broker play riding real policy pressure — worth testing with a low-cost pilot in one metro before committing, but don't expect predictable deal flow for at least a year.
Real precedent exists (Meta's Odense, Denmark facility has piped waste heat to the municipal district heating network since 2020; Amazon's Tallaght, Ireland data center heats a nearby public building), and 2024-2025 saw a wave of state-level data center energy legislation in Virginia, Georgia, Texas, Ohio and others, some explicitly addressing heat and water use — but those deals were negotiated directly between hyperscalers and utilities, not through independent brokers. There is no established playbook yet for a solo broker to insert themselves into a mid-size industrial site's waste heat decision, and the sales cycle for anything involving retrofitting mechanical systems will be long and expensive to close. Treat this as a positioning bet on where policy is heading, not a business with proven unit economics today.
